In this assignment, you are appointed as an advisor for the fund in terms of its investment in the direct real estate market. Therefore, you would show that:
You know the fund well.
You know the historical performance of fund well.
You know the market well.
You are expected to briefly review the fund and critically analyse its performance at the moment and in the past.

Analysis
The brief review: (200 words)
Think about how you would like to show that you know well about the fund as an advisor. Your recommendations in part two will be provided based on the fund’s characteristics (i.e., the size, the constraints, the investment objectives, the investment style, etc.) thus these features needs to be demonstrated in this section.

It’s recommended to spend around 300 words in this section.
The performance analysis: (1200 words)

Think about how you would like to show that you know how the fund has been performing well as an advisor. There is no standardised format for the performance analysis. Use your own ideas to do the analysis critically. For example, the SWOT analysis would be helpful to connect this part and part 2.

The basic requirements of “performance analysis” are that:
To cover the aspects of performance analysis in terms of the portfolio analysis.

Sectoral Analysis
To demonstrate your thoughts on performance attributes of the fund.
To compare the fund’s performance in the current year with the appropriate benchmark(s).
To compare the fund’s performance in the current year with its performance in previous years.

As mentioned, the performance covers lots of aspects, including return, risk, growth and etc. The detailed accounting indicators matter as well but it is not required if your word count in this section is going to exceed the maximum.
