Q3. JLS ltd is considering the development of a warehouse to facilitate onsite vehicle repairs and MOT checks. The expected tender award date for the project is March 2022. The proposed plan is attached.

You are required to prepare an elemental cost plan at RIBA stage 2 for the proposed vehicle repair centre. You are encouraged to extract cost details from a similar project using the BCIS. Clearly state any assumptions considered and show the calculations involved.

Q4. Towards the end of winter in February 2022, JLS ltd are made aware that one of the named sub-contractors is likely to withdraw from its contractual obligations because of a shortage of skilled labour. Meanwhile, the contractor’s fit out subcontractor from Hong Kong has decided to cease operations in the UK. It is anticipated that both ‘issues’ are likely to trigger major delay and disruption concerning progress of works given that they may occur concurrently. Critically analyse the impact of the concurrent delays and advise the client on the best/worstcase scenario/s.

Should the client pay the main contractor for any loss and expense that might arise from the delay?
